*Please Note: In accordance with laws governing residential tenancies, Property Management will enter your suite if delaying the repair may cause excessive physical damage to the property or puts the health and safety of you or others residents at risk. They will make every effort to contact you before entering your suite.

Rent Payments

Monthly Rent Payments

Rent is due on the first of the month. At the time of your application/lease signing, you completed a Pre-Authorized Monthly Rent Payment Form and provided a void cheque which allows TerraCorp to debit your account on the first of the month with the 2% prompt payment discount.

Prompt Payment Discount / Late Rent

Rent is always due on the first of the month. If your rent is late, your full legal rent is due as per your lease agreement. The total owing will be your monthly rent, plus the loss of your 2% prompt payment discount.

If your payment went NSF, the full legal rent is due along with our $35 NSF fee. Late rent must be paid by either guaranteed funds (i.e. money order/certified cheque) or an e-transfer.

A money order/certified cheque can be made payable to TerraCorp. Management Inc. Please include the following:

  • Your full name
  • Building address
  • Suite number

Please arrange to provide the certified cheque to Resident Services.


To send an e-transfer, please send it to barrelyardstenantpay@terracorp.ca and include the following:

  • Building address
  • Suite number
Rent Receipts

Current Residents:

Rent receipts are distributed annually to your suite door in February. Please contact Resident Services for further information or questions.

Past Residents:

You can request rent receipts by emailing info@terracorp.ca. Please share the leaseholder’s name, building address, suite number, and the year you require the receipt for. Receipts are emailed within one week. Ensure you check your junk mail if you do not receive it.

Paying for Utilities

You are responsible for hydro and water through Metergy Solutions. During the signing of your application/lease, you signed a contract with Metergy Solutions to set up your account and enroll you in paperless e-billing through the email address you provided.

If you did not opt into Pre-Authorized Payments, there are alternative payment methods such as credit card or cheque that will be provided on your invoice from Metergy Solutions.

Noise Complaint

To lodge a noise complaint please call Resident Services at 519-725-1541 from Monday - Friday from 8:30am - 6:00pm or 226-220-9207 for after-hour complaints.

Your Resident Manager will come to your apartment and verify the noise complaint. If the noise is deemed greater than regular household noise, the Resident Manager will address the suite in question.

If there’s an ongoing noise issue, we ask that you keep a journal and log each noise incident. In your journal, ensure you’re including the date, time, and duration of the incident, and where you were in your suite when you heard the noise. Please share this journal with us at kwresidentservices@terracorp.ca. This information will be used for Resident Services or Legal to send a detailed letter to the resident or rental suite causing the noise. In the case of an escalated issue where the landlord and tenant board are involved, your journal may be used.

Tenant Insurance

The Barrel Yards and TerraCorp require all residents to have and show proof of renter's insurance. Your personal belongings are not covered by TerraCorp's insurance in the unlikely event of the property being damaged. We gladly accept renter's insurance from any provider.

You will be asked to show proof of your renter's insurance annually. Simply email your proof to insurance@terracorp.ca.

Setting Up Cable, Phone & Internet

We encourage new residents to schedule their cable, phone, and internet installation on the day of their move-in or shortly after. Any provider that provides service to the building is acceptable.

Parking

Spot Allocation

Each suite comes with a specific parking spot as all parking spots for the building are pre-allocated.  During the leasing process, your Leasing Agent communicated the parking spot associated with your suite.  Parking spots cannot be moved, and you cannot add additional parking.

If someone is parked in your spot please call Resident Services during office hours or the after-hours emergency number.

Bike Storage

Bike storage is $15/month subject to availability.

Replacement Keys & Fobs

You may purchase additional keys or fobs for other residents named on your lease or if you have lost them through Resident Services.

Pricing is as follows:

  • Suite Lock/Key Replacement: $75
  • Building Fob $25
  • Garage Fob $150
  • Mailbox Lock Replacement: $35
Requesting Early Lease Termination / Assignment

A resident can request to assign their suite following the Residential Tenancy Act and the Additional Terms provided within your lease. This means a new resident takes over your current lease agreement. 

You are responsible for finding an applicant to take over your lease. Once you have found an applicant, they will have to fill out an application and lease and be approved based on the same criteria you were. All lease details will remain the same for the new resident.

Written consent from The Barrel Yards/TerraCorp must be obtained to accept the assignment as the Landlord has the right to refuse the assignment. 

There is a $200 non-refundable administration fee for all assignments regardless of if they are approved or not.

How to Terminate a Lease

A full lease term is 12 months unless you have signed a 13 month lease agreement. Leases do not automatically expire at the end of the 12 months or 13 months. 

As per the Residential Tenancies Act, all leaseholders on the lease must provide 60 days' written notice to vacate prior to the end of their tenancy. The termination date must be the last day of the lease, or rental period if on a month-to-month lease.

For example: if you give the notice to end your tenancy on June 20, the earliest possible termination date would be August 31.

Written notice to vacate will be accepted in the following forms:

  • Email kwresidentservices@terracorp.ca

  • N9 Form provided or emailed to Resident Services

If you are submitting a written notice or email the following information must be included:

  • Leaseholder(s) full name

  • Suite number

  • Building address

  • Vacate date

Thermostat

When changing the thermostats from heating to cooling or vice versa, always put the switch in the 'off' position, pause for two seconds, then move the lever to the alternate setting. If this is not done correctly, it may permanently damage the thermostat unit. Do not allow the room temperature to fall below 15°C. This could result in damage to your personal property as well as the building.
